The Franklin on 4th is a 7-story, 128-unit mixed-use building in Grand Forks, ND, designed with efficiency and long-term performance in mind. The mechanical system features seven IBC EX 85-850 condensing boilers and three IBC IWT-119 indirect water heaters, all working together to deliver reliable space heating and domestic hot water.

What makes this system stand out is its intelligent control strategy: three of the boilers are programmed to prioritize domestic hot water production when needed, then automatically return to the heating loop once demand is met. This approach ensures consistent comfort while maximizing efficiency across the entire system.
